Looking for a house or room to rent? Alfredo analyzes the offer and shows everything on a map

The Observatory of Student Accommodation is a tool that aims to help students and families with real-time information of validated information on the offer of accommodation in each municipality, even those who have greater pressure on real estate. The site has been available for consultation since Saturday, July 4th, and monthly monitors about 150 thousand advertisements, with analysis of several sources of information.

The processing of information made by Alfredo, the name of the data platform, is based on the collection, daily, of the offer of private accommodation, which currently translates into 13,541 rooms, spread over 163 municipalities and 452 parishes, explains the Ministry Science and Higher Education. To complement the analysis of the private offer, the network of public student residences, which comprises more than 15 thousand beds, is also presented.

Students can search by city, showing a map of the areas with an indication of the values ​​and the number of available accommodations, but also the average rental price, with the evolution of prices over time.

New features are planned on the platform, such as the indication of the type of rooms available, with better information on accommodation, and the availability in real time of vacancies in public residences.

The ministry notes that, according to data aggregated by the platform, dates from July 1, 2020, since October 2019, the average price of rooms decreased by 8.3% in Lisbon (from 382 euros to 350 euros), down 9.4% in the Porto (from 306 euros to 277 euros) and decreased 24.6% in Braga (from 296 euros to 223 euros). The private student accommodation offer has 5,456 rooms in Lisbon, 1,798 in Porto and 296 in Braga.

The Observatory of Student Accommodation is an initiative of the governmental area of ​​science, technology and higher education in partnership with Alfredo Real Estate Analytics, a Portuguese startup of Artificial Intelligence and Big Data focused on the real estate market, and with the collaboration of Student Associations and Services of Social Action at Universities and Political Institutions.
